How long does it take to design and build a custom home?

A custom home in our part of Texas typically takes about 10 to 14 months from design through final walkthrough, depending on size and complexity. Lisa will lay out the calendar with you step by step.

If I start in 2026, when would my Latitude 31 home be finished?

If you lock a lot early in 2026 and move through design in a few months, a realistic move-in is usually 12 to 16 months later. Get on the calendar now and we will plan the deadlines together.

What does the base price of a custom home include?

Your quote includes the land improvements, engineering, foundation, construction to the drawings, and the standard finish package you select at design. Everything is written down in the estimate, line by line, before you sign.

How much should I budget for upgrades?

A good planning number is 10 to 15 percent above the base build for the upgrades that matter to you. An allowance is built into your quote so you have no surprises.

Can I finance a custom home build?

Yes. Custom builds use one-time close or construction-to-permanent loans. You borrow for the construction in stages, then the loan converts to your permanent mortgage at completion.

Can I use a VA loan to build at Latitude 31?

What is a construction loan and how does it work?

Design & Build

Can I design my own floor plan?

Yes, within what your homesite and the community's architectural standards permit. Riata will work from your drawings, adjust a preplanned concept, or start from a concept designed for latitude land.

Are there ready concept floor plans to start from?

Yes. The collection includes concept plans like the Hawk's Nest, the Mesa View, and the Quiet Canyon. Use one as the starting point and make it one hundred percent yours.

Do I need my own architect?

Not necessarily. Riata works with its drafting and engineering partners, and you can also bring your own architect or plan. The team coordinates all permits and engineering either way.

Can I add smart home features to my build?

Yes. Pre-wiring for security, Wi-Fi, lighting, and audio is easy if it is planned before the lights. Custom builds let you put the smart home into the walls from the beginning.

Are these homes energy efficient?

Build Process

What is the process from lot to close?

Five steps: consult, design, quote, build, walkthrough. You plan the home, lock the lot and price, watch the build with weekly updates, and then we do the final inspection together before you take the keys.

How much deposit does it take to start construction?

The deposit is tied to your lot and your builder agreement, and it is applied to your home. Lisa will show you the exact numbers and the draw schedule before you commit a thing.

What kind of warranty comes with a Riata home?

Riata Builders stands behind the homes it builds with a builder's warranty. The specific coverage by the structure and systems is laid out for you before closing.

Can I make changes to the house during construction?

Yes within reason, and the change order process keeps cost and schedule transparent. Once a stage is complete, modifications are harder, so we front-load decisions at the design phase.

Can I use a different builder instead of Riata at Latitude 31?

The community has an approved builder process, and Riata is the partnership's preferred builder for the collection. For the not-build experience with a family that stands behind its work, we recommend Riata.
